General Contracting

General contracting is EWB’s founding discipline: taking a complete set of documents and delivering the building — coordinating trades, schedule, quality, safety, and cost from pad turnover to grand opening. We work both negotiated and competitively hard-bid.

When this method is the right call

  • Documents are complete and the owner wants competitive price certainty
  • A negotiated relationship exists and the owner wants the same team on the next one
  • Program work: rollouts and remodels where the playbook is proven and speed of award matters
  • Public or institutional work requiring competitive procurement

Advantages

  • Price certainty on complete documents
  • Forty-three years of trade relationships in the markets we serve
  • Self-perform backup on schedule-critical finish trades
  • A closeout reputation that turns hard-bid clients into negotiated ones

How Eleven Western runs it

Hard bids without hard feelings

We bid to win and build what we bid. Much of our negotiated work started as a hard-bid project delivered without contractor-driven change orders.

The buyout is the project

Scope reviews before award, with Project Executive oversight of every buyout negotiation — gaps found at the table cost less than gaps found in the field.

Field leadership with tenure

Superintendents who have run their building type before, backed by self-perform crews on the trades that most often slip at the end of a job.

Roles & responsibilities

PartyResponsibility
Owner Provides complete documents; makes decisions on the contractual cadence
Architect / consultants Construction administration under the owner contract; RFIs and submittals on agreed clocks
EWB Total construction delivery: trades, schedule, quality, safety, cost, closeout
Subcontractors Competitively bought, scope-reviewed, and managed to the master schedule

⚠ Document gaps surfacing as change orders

Pre-bid document review flags gaps before pricing, and our change-order record on hard-bid work is the proof it works.

⚠ Low-bid subcontractors failing mid-job

Prequalification and scope review before award; bid coverage tracked so awards are never desperation picks.
